Built by Dubai Holding at the intersection of two highways

The district sits at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63), north of Dubai Motor City. The masterplan, developed by Dubai Holding, launched in 2006 and spans about 2.3 million square metres, combining low- and mid-rise apartment buildings with retail and community facilities. The district is best known as the location of Dubai Miracle Garden and Dubai Butterfly Garden.

Apartment living with the city's gardens next door

Daily life is built around mid-rise apartment blocks with ground-floor retail rather than a single town centre; the district has grown popular with families and young professionals as schools, clinics and supermarkets were added alongside the residential towers. Dubai Miracle Garden and Dubai Butterfly Garden, a short drive from most buildings, draw visitors from across the city.

What stands out, and what to weigh

The district sits a short drive from two of Dubai's most visited attractions, holds a central position about 15 minutes from both Downtown Dubai and Dubai Marina, and its masterplan built retail, schools and clinics in from the start. Against that: no metro station inside Arjan (the nearest is about a 10 to 15-minute drive, with a bus roughly every 30 minutes), no full school inside the district itself, and parts of the district launched in 2006 remain under construction alongside completed buildings.
