UAE developers

Who builds, what they have delivered, and what backs it up. Figures are published only with a source and a verification date.

A developer's page is worth comparing on three things before anything else: how long the company has been delivering, in which areas it actually builds, and what verified facts are published on its profile, each with a source and a check date rather than a marketing claim. A payment plan is set per project, not per developer, so treat any figure seen elsewhere as a starting point to confirm, not a fixed rule.

Emaar Properties, DAMAC Properties, Nakheel and Sobha Realty carry the longest track record on the market and the widest spread across areas, from established coastal districts to newer inland masterplans, with both completed stock and active off-plan phases in the same portfolio.

Aldar Properties plays a different role: it is the master developer behind most of Abu Dhabi's freehold islands, including Yas Island and Al Reem Island, so comparing it with a Dubai developer by project count alone misses the point, it is closer to comparing a single-emirate platform with a multi-developer market.

Meraas, Dubai Properties, Danube Properties, Azizi Developments, Binghatti, Select Group, Deyaar, Arada and Nshama each carry a narrower, more concentrated portfolio, usually tied to one or two districts, which makes their delivery record easier to check area by area before comparing them against a developer with dozens of active projects citywide.

Ellington Properties and OMNIYAT sit at the smaller, design-led end of the market: fewer units per project, a narrower buyer profile, and a payment structure worth reading project by project rather than assumed to match the larger developers above.

Before comparing prices between two developers' projects, check what freehold rules apply to the area in question, covered in the freehold vs leasehold guide, and what sits on top of the headline price, covered in the buyer costs guide. Neither this page nor an individual developer's page publishes a return or growth figure, only the facts listed on that developer's own page, each with its own source and verification date.
