Dubai's Roads and Transport Authority, RTA, has begun studying the Airport Express Line, a metro connection intended to link Dubai International Airport, DXB, with Al Maktoum International Airport, DWC. Gulf News reported this on 14 September 2026. The project is at the study stage, so for the property market it is a signal about the future rather than ready infrastructure.
According to Gulf News on 14 September 2026, the line will run for roughly 55 kilometres and include 5 stations. It will start from the metro station at DXB, pass through Al Jaddaf and along Al Khail Road, serve Jumeirah Village Circle and continue to DWC. Two spurs are proposed towards Business Bay and the Al Fardan Exchange station near Dubai Marina.
Mattar Al Tayer, Director General of RTA, said the study phase alone will take at least a year, with commercial studies still to be completed. In other words, no construction or launch dates have been announced yet, and the route and station locations may still change.
Transport access has long shaped housing demand and prices. According to Mattar Al Tayer, as quoted by Gulf News on 14 September 2026, land values near a new station can rise by 15 to 30 per cent. He added that the direction of the line and the exact location of stations significantly influence the outcome, so the figure should be read as an official estimate rather than a promise.
For buyers and investors, this is a reason to look early at districts along the proposed route, such as Al Jaddaf, Jumeirah Village Circle and Business Bay. But because the project is still at the study stage, it is sensible to plan for a long horizon and not to expect quick results, as there are no official construction dates.
