Abu Dhabi developer Aldar has said it plans to bring a new villa and townhouse community to Dubai before the end of 2026. It would be the company's fourth project in the emirate, again in partnership with Dubai Holding. For buyers, it is another sign that an Abu Dhabi developer is steadily expanding in Dubai, specifically in the low-rise, own-your-home segment.
According to the developer's leadership, the new community will sit near the Dubai Silicon Oasis area and above the Metro Blue Line extension that is now under construction. The format, villas and townhouses, is aimed at family buyers looking for a standalone home rather than an apartment.
Aldar has not yet disclosed the investment value or the number of units in the new project. What is known is that the launch is planned before the end of 2026, and the partner is again Dubai Holding, with which Aldar already develops projects in Dubai.
The key point for buyers is that the project is tied to a future metro station, as it is planned to sit above the Blue Line extension. Transport access usually matters for families and for later resale or renting, so proximity to the metro, once the line is completed, becomes a notable factor in the decision.
Aldar is also increasing its pace of completed-home deliveries. According to The National, 14 October 2026, the company will hand over more than 3,000 units to owners in 2026 and up to 4,500 in 2027. Its first handovers in Dubai are expected in 2027, at the Haven project near Dubailand. For anyone considering an off-plan purchase, that is a reference point for the timelines the developer is already meeting on other sites.
