Arsenal East has presented VIBE, a new residential development in Jumeirah Garden City, part of the central Satwa area of Dubai. The project was shown to investors and brokers at a launch event at Nikki Beach, according to Gulf News (22 October 2026). The company did not disclose pricing or a handover date at the launch.
VIBE comprises 207 fully furnished residences, split into 153 one-bedroom apartments and 54 studios, according to Gulf News. The building sits in Jumeirah Garden City, a redeveloping district in Satwa within walking distance of Downtown Dubai, the World Trade Centre and the DIFC financial area.
The developer lists shared amenities including a 25-metre temperature-controlled indoor pool, an outdoor pool, a gym, yoga and meditation areas, co-working and meeting rooms, a library and a cinema lounge, plus a healthy-food restaurant. Gulf News reports more than 7,000 square feet of indoor amenity space and 20,000 square feet outdoors, along with 227 parking spaces. Arsenal East says it has delivered 55 residential complexes and more than 23,000 apartments over close to 30 years.
The unit mix of studios and one-bedroom apartments points at end-users and at the long- and short-stay rental segment rather than large families. A central Satwa address close to business and leisure hubs, combined with furnished handover, can shorten the path from purchase to move-in or to a first tenant, since buyers avoid a separate furnishing budget.
At the same time, Arsenal East did not publish a price list, payment plan or completion date at the launch. Anyone considering the project should request those details in writing, confirm the escrow account and expected handover quarter, and check the registration status with the Dubai Land Department before committing funds. We cite no returns, because the developer disclosed none.
