Damac Hills, formerly known as Akoya by Damac, is a gated community built around a golf course, one of the areas already described in Republic's area directory. This guide sets out, in plain language, what the district actually is and what matters before renting or buying here.
The community sits off Hessa Street (D61) and Sheikh Mohammed Bin Zayed Road (E311) in the Dubailand area, built by Damac Properties around the Trump International Golf Club Dubai course. The masterplan spans about 42 million square feet and combines villas and townhouses of two to six bedrooms with apartments from studio to three bedrooms.
Life is built around the 18-hole, par-71 golf course at the heart of the community, opened in 2017, with a clubhouse offering restaurants, swimming pools and a fitness centre. The community also has its own park areas, tennis courts, football pitches and a skate park, and Jebel Ali School has operated its own purpose-built campus inside Damac Hills since 2016.

Against that: no hospital inside Damac Hills itself (the nearest clinics are 14 to 22 minutes away by car), no metro station inside or near the community, and parts of the wider masterplan, including its adjacent extension, remain under construction alongside established phases.
