Dubai Hills Estate is a large masterplanned community developed jointly by Emaar and Meraas inside Mohammed Bin Rashid City, one of the areas already described in Republic's area directory. This guide sets out, in plain language, what the community actually is and what matters before renting or buying here.
The community sits at the intersection of Al Khail Road and Umm Suqeim Street, combining villas, townhouses and apartment clusters around an 18-hole golf course and Dubai Hills Mall. It borders Al Barsha South along Al Khail Road and sits directly across that road from Jumeirah Village Circle.
Daily life centres on the golf course and Dubai Hills Park rather than a single retail strip: residents walk or cycle along the park's shaded paths, while Dubai Hills Mall supplies the main concentration of shopping, dining and a cineplex. The community is car-oriented, built around wide internal roads rather than a dense pedestrian centre, and does not yet have its own metro station.
The community has a large green spine and championship golf course running through it, its own mall, hospital and a British-curriculum school on its edge. Against that: there is no metro station inside the community, the masterplan is still under active development with parts of it under construction, and a car is effectively required day to day outside the mall and park.
