Emaar Beachfront is a private, gated waterfront community built by Emaar on a man-made peninsula, one of the areas already described in Republic's area directory. This guide sets out, in plain language, what the district actually is and what matters before renting or buying here.
The community sits on a man-made peninsula in Dubai Harbour, between Jumeirah Beach Residence/Dubai Marina and Palm Jumeirah, with direct access to Sheikh Zayed Road. The masterplan comprises 27 residential towers with around 10,000 apartments, penthouses and podium villas around a 1.5-kilometre private beach and a retail centre.
Daily life revolves around the private beach and waterfront promenade rather than a single shopping street: residents walk between towers along the shoreline, and a beachside retail centre covers cafes and shops inside the community. As of 2026 the development is still completing its final phases, with most towers finished and a few still under construction, and it remains a quieter, lower-traffic pocket compared with neighbouring Dubai Marina.
The private beach and promenade are reserved for residents, direct access to Sheikh Zayed Road puts Dubai Marina about 10 minutes away, and the 27 towers sit between two established hubs, Palm Jumeirah and Dubai Marina/JBR. Against that: no metro station inside the community (the nearest is about a 10 to 15-minute walk or a 5-minute drive), no full school or hospital on site, and part of the masterplan is still under construction alongside completed towers.
