Sobha Hartland is a waterfront masterplan by Sobha Realty in Mohammed Bin Rashid City (MBR City), east of Downtown Dubai, one of the areas already described in Republic's area directory. This guide sets out, in plain language, what the community actually is and what matters before renting or buying here.
According to Sobha Realty, Sobha Hartland spans 8 million square feet in MBR City, reached via Ras Al Khor Road and Dubai-Al Ain Road, with about a third of the area kept as parks and green space. The community mixes low- to mid-rise apartment towers, townhouses and 4, 5 and 6-bedroom villas along a stretch of the Dubai Water Canal, next to the Ras Al Khor Wildlife Sanctuary.
Daily life centres on the canal promenade and the community's own green belt rather than a single retail strip, with residents walking or cycling along the water and using Hartland International School's campus at the heart of the community. Sobha Realty describes the drive to central Dubai as about 24 minutes, and the community includes its own shopping mall, gyms, pools and tennis courts alongside cafes and restaurants.
The community sits on the Dubai Water Canal next to the Ras Al Khor Wildlife Sanctuary with about a third of its area kept green, holds Hartland International School's own campus, and offers a mixed housing choice, apartments, townhouses and 4 to 6-bedroom villas, within one waterfront masterplan. Against that: there is no metro station inside the community, the nearest, Business Bay, is cited as roughly 15 minutes by car; as a still-developing masterplan, some plots and towers remain under construction alongside completed sub-communities; and only two international schools operate inside the community itself, so families needing other curricula commute to neighbouring districts.
This overview does not replace a look at current listings: use the project and property sections above on this area page for units available in Sobha Hartland right now, browse the off-plan segment for options across Dubai, or use the calculators section to estimate costs before making an offer.
