Jumeirah Village Circle (JVC) is a residential community developed by Nakheel in the centre of new Dubai, one of the areas already described in Republic's area directory. This guide sets out, in plain language, what the community actually is and what matters before renting or buying here.

A circular community at Dubai's centre

JVC covers about 870 hectares between Al Khail Road to the east and Sheikh Mohammed Bin Zayed Road to the west, bordered by Hessa Street to the north, and is administratively part of Al Barsha South. Development is mostly mid-rise apartment buildings, with a smaller share of townhouses and villas, laid out around a circular internal road network.

Car-dependent, but with its own retail hub

Circle Mall on Hessa Street, opened in 2021, supplies a supermarket, around 80 stores and a food court as the community's main retail and dining hub, though each cluster of buildings also has its own ground-floor cafes and shops. Daily life leans on a car: the internal roads favour short drives between districts rather than a single walkable centre, and community parks are spread across the districts rather than concentrated in one place.

What stands out, and what to weigh

JVC sits centrally with direct access to two major highways, reaching Dubai Marina, Downtown Dubai and Mall of the Emirates quickly, and has its own full curriculum school plus a wide range of apartment sizes and price points. Against that: there is no metro station inside or directly next to the community, parts of it are still under active development, and the circular layout can be confusing to navigate on a first visit.
