Dubai Marina is a dense waterfront district built around an artificial canal along a 3 km stretch of the Persian Gulf shoreline, developed by Emaar Properties and designed by HOK Canada, established in 2003. Towers line both banks of the canal around a pedestrian promenade (Marina Walk) and a yacht harbour. It suits buyers and tenants who want walkable, amenity-dense waterfront living close to the beach, in one of the most actively traded rental and resale markets in the city.
At a glance

Daily life runs along Marina Walk, the promenade circling the canal, lined with cafes, restaurants and retail at ground level. Footbridges connect the northern end of the district directly to The Walk at JBR and Marina Beach, about a 10 minute walk. The district is mostly high-rise apartment towers, studios to 4-bedroom units, with a smaller number of penthouses.
Two Red Line metro stations serve the district: Sobha Realty station at the centre (renamed from Dubai Marina station on 9 August 2021, naming rights now held by Sobha Realty) and DMCC station at the southern end, shared with Jumeirah Lake Towers. The Dubai Tram runs the length of the district with stops feeding both metro stations and continuing north to JBR. Footbridges link the northern end directly to The Walk at JBR and Marina Beach, about a 10 minute walk. By road, Dubai International Airport (DXB) is roughly 30 to 45 minutes away via Sheikh Zayed Road depending on traffic; Al Maktoum International (DWC) is further south along the same road.
No full K-12 school operates within Dubai Marina itself. Early years options inside the district include British Orchard Nursery and Blossom Marina, both following the British EYFS curriculum; full schools are located in neighbouring districts.
Medcare Medical Centre Marina operates a multi-specialty private clinic in the district, near the metro, tram and Dubai Marina Mall, covering family medicine, internal medicine, paediatrics and diagnostic services among others.
Dubai Marina is one of Dubai's designated freehold areas, open to foreign ownership since 2002 under Law No. 7 of 2006 and Regulation No. 3 of 2006: a buyer of any nationality can hold full title to the unit and a proportional share of common areas, and register it with the Dubai Land Department. Dubai Land Department registration fees and other transaction costs are the same citywide, not area-specific — see our buyer costs guide for the current breakdown. Service charge is set per building by its owners' association and varies by tower; it is not published in aggregate here and should be checked for the specific unit before an offer.
