Mohammed Bin Rashid City (MBR City) is a large-scale mixed-use master development in Dubai, announced in November 2012 by Sheikh Mohammed bin Rashid Al Maktoum. The site covers about 10,800 hectares south of Business Bay, bounded by Al Khail Road, Umm Suqeim Road, Sheikh Mohammed Bin Zayed Road and Dubai Al Ain Road. Originally master-planned by Meydan Group, later consolidated under Dubai Holding, it comprises several districts, including Meydan (with District One and its Crystal Lagoon), Sobha Hartland, Dubai Hills Estate and District Eleven.
At a glance
MBR City is an umbrella master development, not a single neighbourhood: daily life varies sharply by which district within it you live in. Meydan, Sobha Hartland, Dubai Hills Estate and Business Bay are already established districts inside MBR City with their own dedicated area guides on this site. Its own centrepiece, District One, spans about 501 hectares (launched January 2014) around a roughly 7 km, 40-hectare man-made lagoon built with Crystal Lagoons technology, offering non-motorised water activities such as kayaking and paddleboarding alongside parks, cycling tracks and walking trails.
MBR City has no Dubai Metro station inside its own boundaries at the time of writing; the nearest is Business Bay station on the Red Line, roughly a 10-minute drive. Road access runs via Sheikh Mohammed Bin Zayed Road (E311), Al Khail Road (E44) and Al Meydan Road (D69), connecting to Business Bay and Downtown Dubai.
Schools and nurseries within MBR City are concentrated in specific districts rather than spread evenly across the whole master development. Within District One, Odyssey Nursery operates on site, while full K-12 schools such as Hartland International School (in the neighbouring Sobha Hartland district, which has its own area guide on this site) and Clarion School sit just outside it.
District One has no on-site hospital: the nearest hospital, Medcare Hospital, is about a 6-minute drive away, and iCARE Clinics, a multi-specialty clinic on Sheikh Zayed Road, is about 9 minutes away. As with schools, healthcare access elsewhere in MBR City depends on which district you are in.
MBR City is a freehold master development, open to buyers of any nationality under the same national framework as Dubai's other freehold areas (Law No. 7 of 2006 and Regulation No. 3 of 2006): a buyer of any nationality can hold full title to the unit and register it with the Dubai Land Department. Dubai Land Department registration fees and other transaction costs are the same citywide, see our buyer costs guide for the current breakdown. Because MBR City comprises many separate districts (Meydan, Sobha Hartland, Dubai Hills Estate, District One, District Eleven), service charge and community rules are set per building or community and vary widely — check the specific district's own guide for a closer picture.
