Jumeirah Lake Towers (JLT)

Jumeirah Lake Towers (JLT) is a mixed-use district master-planned by the Dubai Multi Commodities Centre (DMCC), incorporated in 2002, with construction of its first tower completed in 2006. The district covers about 2 square kilometres and is arranged in 26 lettered clusters (A to Z) of residential, office and hotel towers built around three man-made lakes, adjoining Dubai Marina to the west.

Strengths

  • Two Red Line metro stations at either end of the district (DMCC to the west, Sobha Realty to the east), plus an internal shuttle (Loop 1 and Loop 2) for last-mile connections.
  • Three man-made lakes with waterfront promenades and a roughly 55,000 sqm central park, unusual green and water space for a dense high-rise district.
  • A mixed business-residential district home to the DMCC Free Zone headquarters, with day-to-day retail and dining supported by a large office-worker population.

Limitations

  • No full K-12 school inside the district; the nearest, Emirates International School — Meadows, is located outside JLT.
  • 26 clusters share similar tower massing, and construction quality and finish vary noticeably between older and newer clusters.
  • Office-hour traffic on the internal loop roads and Sheikh Zayed Road access points during weekday business hours.

Lifestyle

JLT is arranged in 26 lettered clusters (A to Z) of residential, office and hotel towers around three man-made lakes, with waterfront promenades and a roughly 55,000 sqm central park. The district also hosts the DMCC Free Zone headquarters, giving it a mixed business-residential character with cafes and retail concentrated at ground level of the towers and along the lakes.

Transport

JLT is served by two Red Line metro stations at opposite ends of the district: DMCC station to the west and Sobha Realty station to the east, so most clusters are within walking distance of one of the two. An internal RTA shuttle bus service supplements this: Loop 1 covers the western clusters (A to N) roughly every 30 minutes with a direct link to DMCC station, and Loop 2 covers the eastern clusters (O to Z) roughly every 20 minutes with a direct link to Sobha Realty station. JLT adjoins Dubai Marina to the west.

Schools

No full K-12 school operates within JLT itself. Several nurseries are based in the district, including Mosaic Nursery (opened 2012), Learning Ladder Nursery (two branches) and Rainbow Valley Nursery; the nearest full school, Emirates International School — Meadows, is located just outside the district.

Healthcare

Aster Clinic JLT operates a multi-specialty private clinic in the district, covering 16 medical specialties with around 28 practicing doctors and direct billing through 52 insurance networks.

Before you buy

JLT is a designated freehold area, open to foreign buyers under the same national framework as Dubai's other freehold areas (Law No. 7 of 2006 and Regulation No. 3 of 2006): a buyer of any nationality can hold full title to the unit and register it with the Dubai Land Department. Dubai Land Department registration fees and other transaction costs are the same citywide, see our buyer costs guide for the current breakdown. Service charge is set per building by its owners' association and varies by cluster and tower, not published in aggregate here.
