Jumeirah Beach Residence (JBR) is a beachfront district developed by Dubai Properties, launched in 2002 and completed in 2010. It runs about 1.7 kilometres along the Persian Gulf shoreline next to Dubai Marina, with 40 residential and hotel towers grouped into six blocks (Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan) along The Walk, a ground-level promenade of shops and restaurants facing The Beach.
At a glance

Daily life centres on The Walk, a 1.7 km open-air promenade of cafes, restaurants and boutiques facing the beach, running the length of the district's six residential and hotel blocks (Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan). The Beach public shoreline sits directly opposite The Walk, and numerous five-star hotels line the seafront.
JBR is served by two Dubai Tram stops, JBR 1 and JBR 2, running along The Walk; JBR 2 sits adjacent to the Jumeirah Lake Towers tram stop. Neither stop is a Dubai Metro station: the tram itself provides the connection onward to the Red Line at DMCC and Sobha Realty stations. There is no dedicated Dubai Metro station within JBR.
No full K-12 school operates within JBR itself. Several nurseries are based in the district, including British Orchard Nursery, Jumeirah International Nurseries (JINS) and Toddler Town British Nursery, most following the British EYFS curriculum; full schools such as Sunmarke School are located in neighbouring districts.
Medcare Medical Centre JBR operates a multi-specialty private clinic in the district, covering internal medicine, paediatrics, obstetrics and gynaecology, ENT, dermatology, general surgery, cardiology and urology, open daily (8:00 to 21:00 Saturday to Thursday, 11:00 to 19:00 Friday).
JBR is a designated freehold pocket, open to foreign buyers under the same national framework as Dubai's other freehold areas (Law No. 7 of 2006 and Regulation No. 3 of 2006): a buyer of any nationality can hold full title to the unit and register it with the Dubai Land Department. Note that not all of the wider Jumeirah area shares this status, JBR specifically does. Dubai Land Department registration fees and other transaction costs are the same citywide, see our buyer costs guide for the current breakdown. Service charge is set per building by its owners' association and varies by tower, not published in aggregate here.
